I’m building a new house, why would I need a licensed home inspector?

Why You Need The New Construction Bundle:
Building a home is stressful, there is no way around it. Decisions need to be made, deadlines met, and from time to time workers may cut corners. Your builder will spend up to a year or more to build your home. You will live there for years. In modern construction, a multitude of different subcontractors are in and out of your home. Changes, modifications and issues arise without the benefit of having the builders representative review these areas for possible defects or shortcuts. The builder's representatives work for the builder. We work for you.
The Charlotte area is exploding in growth, new houses are being constructed at record pace. Issues are bound to arise. There is a limited number of municipal building inspectors to thoroughly review each home. Municipal inspectors are forced to run from house to house, spending a minimal amount of time on your home. Quality builders will welcome independent licensed home inspectors to their sites. If a problem is found, they can quickly fix it while workers are on site, and not have to worry about coming back at a later date; forcing them to adjust their already burdened schedule.
What You Get:
The first inspection will be the Pre-Drywall Inspection. During this time we will be looking at the structure, framing, roof, and present roughed-in systems (HVAC, Electrical, Plumbing, etc…) This will be our only chance to see what is behind the soon-to-be finished wall. We certainly want to discover an issue with let’s say a drain before the wall was finished and painted.
The 2nd Inspection will occur right before closing and you take possession of your new home. We will conduct a Final Walk-Through Inspection. This is a full Home Inspection that adheres to the North Carolina Standards of Practice.
The final inspection will be scheduled for about 10-11 months after you close on your home. We will perform a Builder's Warranty Inspection to identify any defects that presented themselves over the course of the 1st year, and need to be taken care of by the builder before your home’s builder warranty runs out. You will be given a punch-list of items that you can hand to your builder to have fixed while your home is under warranty. Once that warranty runs out you are on your own!
With each inspection you will receive a fully digital, easy to read report, with pictures that demonstrate the defects that were found. Our goal is to work with your builder to identify issues, and defects in the early stages of construction so once the building is done everyone is happy.
Licensed and Insured!
Our inspectors are fully licensed by the state of North Carolina. We carry both General Liability and Professional Liability Insurance. Inspectors engage in continuous training and education to further their knowledge and stay on top of new technology and building practices.

To properly and effectively schedule the three inspections the sooner we are contacted, the better. With today’s building schedules, builders give a small window for inspections to be completed. We will reach out to the builder to notify them that you have retained us, and ensure everyone is given proper notice for inspections to be completed.
